Return to all projects

Located within a well-established, commercial pocket of an inner-city Auckland suburb, this multi-use building features a mix of interior spaces, services and external areas that warranted detailed review, to understand overall condition.

The project:

Maynard Marks were commissioned to complete a comprehensive Technical Due Diligence (TDD) assessment of this commercial property, in advance of leasing negotiations.

Our team completed a comprehensive review of the property, including the building envelope, structure, roof, interior spaces, external areas, building services and all relevant compliance considerations. Within the assessment, we identified existing defects, maintenance issues and any potential future liabilities that could impact the client’s commercial decision making. We documented the findings in a detailed TDD report, presenting clear, prioritised recommendations for remedial works and asset management.

Our value add:

Our team remained highly responsive throughout the assessment process, ensuring questions were quickly addressed, and emerging considerations were incorporated quickly. The comprehensive due diligence provided a clear, independent picture of the building’s condition, outlining existing defects, maintenance requirements and potential future liabilities that could influence commercial decision‑making.

This clarity gave the client a solid foundation for progressing lease negotiations, particularly around maintenance obligations and future capital expenditure. The structured, easy‑to‑interpret reporting helped streamline discussions and supported confident, well‑informed decision‑making.

The team at Maynard Marks responded quickly to our both our request, and the subsequent report. The report walk through, with several of our key stakeholders, was well managed and left the audience with a clear picture or the risks and potential remediation of works required. Maynard Marks were a pleasure to work with and provided great information and clarity.
